When do you need roof repairs?
The three most common reasons for roof repairs are leaks, weather-related conditions, and improper workmanship and/or installation. Though some of those issues may be obvious to the property owner, many go unnoticed until the damage has already been done.
Roof repairs due to leaks: It can take months before a roof leak is noticed. Typically by the time a leak is noticed it has caused a lot of damage internally. It is important to identify roof leaks early and make repairs immediately once they have been discovered.
Roof repairs due to weather: It is no surprise that roof damage is primarily caused by nature’s elements. High winds and hail are the top causes of roof damage here in the DuPage County area. Roofs are being exposed to the elements every day, and eventually that takes a toll. Heat, rain, wind, cold, ice, snow are very damaging to a roof system. Roof repairs due to improper workmanship/installation: The average person would not be able to determine if a roof system was properly installed. Improper shingle installation would be the most noticeable, but unfortunately shingles are only part of the complete roof system. Typically, the shingle installation is not the cause of a roof leak. Most likely the underlayment and flashings were not properly installed, and water finds ways to penetrate the roof.

Types of roof repair
What exactly would we fix in the course of repairing your roof? There are 5 main types of roof repairs:
1: Shingle repairs. These could be necessary because of torn, missing, curling, or misshapen shingles, or shingles that have started to wear out. When you see granules in your gutters and downspouts, your shingles are probably on their last legs.
2: Nail pops. These are caused by major fluctuations in temperature that cause the roof to expand and contract until nails get partially squeezed out. The shank of the nail is still in the shingle and probably in the decking, mostly doing its job, but the roof is no longer watertight. Water can get through and rust damage can set in. Over time, this can cause your roof deck to rot and become weaker (i.e. not as good at supporting the weight of snow), and can allow increasing amounts of water into your home. If we catch the nail pops early we can usually replace some nails and shingles.
3: Flashing. These metal strips are used to direct water away from the parts of the roof that are more vulnerable to leaks: joints and seams, which can never be 100% watertight, no matter how well-built your roof it. When the flashing gets loose or starts to rust, the waterproofing system starts to fail, and water starts making it into your home.
4: Soffit or fascia rot. Those two areas constitute the roof overhang: – where the roof meets the siding. The fascia tend to support any gutters you have installed, and rotting or beat-up soffit or fascia tend to be signs of roof leaks you’re not catching.
5: Roof leak damage repair. Those can be caused by ice dams, storm damage, or just by the accumulation of smaller dings, dents, and design flaws that have culminated into a bigger problem. This is one reason it’s so important to get regular roof inspections: Fixing or preempting small leaks before they become big leaks can save you from having to deal with a big, expensive problem later on.
How much do roof repairs cost, generally?
It depends on the size of the problem, the extent of the problem, the size of the roof, and how far the damage have been allowed to progress.
A typical roof repair costs anywhere from $250 to $3000. If it costs much more than about $3000 we’ll usually recommend a roof replacement, which often is less expensive long run. Keep in mind that no roof lasts forever, and so it’s a question of when (not if) you need to replace it, and how much you save on repairs by doing it sooner rather than later.
Can you repair a roof without replacing it?
Absolutely, in some cases. If you just need new flashing then there’s no sense in ripping off the entire roof. If a few shingles have been blown off in a storm we can replace those shingles without much trouble.
The best way to get the full life span out of your roof is to get regular roof inspections so you catch problems while they’re still cheap and easy to fix.
Can you put a new roof over an old roof, so that you don’t need to tear off the old roof?
Technically you can, but we don’t recommend it. It puts a lot of strain on your roof deck: Think of how much all the shingles on your roof weigh, and then think of doubling that weight. The cost of fixing that damage may well exceed whatever you save by not tearing off the old roof.
If roof repairs aren’t enough, how long does it take to replace the whole roof?
Weather permitting, we can get most roof repairs done in less than a day. For roof replacements it might take us two days.
